Fiber-optic conduit is installed and connects
into each room on every floor, making connections
so much easier.
Air Conditioning
Each unit is installed with centralized
air-conditioning with pipelines leading
to every room, receiving areas, fans, and
vents. With a shared cooling tower, pipes
and water pumps, each unit is equipped with
a fresh air ventilation system as well as
indoor cool-water piping.

Elevator System
Passenger Elevators: Four per building,
1,000 kg (15 people) per deck; 1,600 x 1,600
x 2,300 (LWH).
Service Elevators: One per building, 2,000
kg per deck; 1,600 x 1,900 x 2,200 (WLH)
The Interior

Each unit is designed
with a dual-door system fitted with
a baked enamel steel door and a frameless
glass door. A centralized entry control
system and a video intercom system is
also installed for maximum security. |

Rooms are partitioned
by light fireproof walls, treated with
emulsion paint. |
|
Ceilings are framed
with mineral fiberboard. |
Sanitation
The faux stone counter tops compliment
the large mirrors and designer faucets and
toilets are divided by stall partitions.
The bathroom is fitted with toilets, sinks,
urinals (sensor flush), toilet paper racks,
paper towel dispensers and soap dispensers.
Coffee Rooms
Each floor is designed with a coffee room.
The stainless steel counters, sink, racks,
single-tap faucets and water fountains are
built to last.
Electrical Systems

Each
unit is equipped with a meter for private
use and one for public use. |

Each unit is installed
with a 3-phase-4W 380V/220V no demand
contract power meter and a 220V power
supply. Through transformers,
receptacles are supplied with safer
110V power; all light switches are single-direction
controls. All non-fused switches are
of top quality and TV-out lines are
pre-installed. |

Telephone lines
are to connect into wall connection
terminal box in each room for easy connection. |

|
A generator is
installed in each basement for emergency
use and it supplies electricity to elevators,
public water drainage and other public
areas when necessary. Each unit is fitted
with two 110V sockets for emergency
use. |
Emergency Generator

The
A and C buildings are each equipped
with two 300 kW diesel generators that
can supply four hours of electricity
at full load. |

|
The A building
is allocated 9 KVA of emergency power
per unit; the B building is allocated
approximately 20 KVA per unit and the
C building is allocated 8 KVA per unit.
Emergency power is supplied for partial
lighting and socket circuits. |
Fire Protection

A fire
extinguisher box, auto-sprinkling system
and automatic alarm system are standard
on each floor. |

The underground
garage is equipped with an automatic
chemical sprinkling system. |

Each floor is installed
with emergency lighting, escape route
signals and fire extinguishers. |

The Water Supply System

|
Indirect
water-supply is installed. Water flows
through the main meter first into the
underground water storage. Water is
then pumped by two automatic pumps into
the roof water tanks and gravity facilitates
the supply process. Pressurizers are
installed for the topmost floor and
the floor under it; each floor has its
own independent water meter. |

All water supply
pipes are made from stainless steel
to ensure safety and hygiene. |

All drainage pipes
are made of top-quality PVC that meets
thickness requirements. |
Automated Systems

Fire
systems include a fire alarm center,
automatic sensors, fire hydrants, fire
pool auto sensors, and a fire system
route maintenance checklist. |

Water and drainage
systems include underground water level
sensors, underground sewage and waste
water storage level sensors, and roof
water tank level sensors. |

There are cell
phone signal enhancers in elevators
and the basement. |

The automatic security
system includes card readers at each
access point, 24-hour CCTV surveillance
in the lobby, cargo areas, elevators
and their adjoining corridors. Each
unit has one security center; each gate
is protected by an infrared sensor,
reed switches and intercoms. The garage
security is maintained by the intercom
and CCTV systems. The stairways, roof,
underground water storage and roof water
tanks are sealed by reed switches. |

Automated management
system: all facilities of the building
are centrally monitored and controlled
by a computerized system. |

A security arm
controls access to the garage during
work days and remote-controlled shutters
shield the entrance during nights and
holidays. |
